1. Legally Binding Agreement
By accessing, browsing, reserving, paying for, or physically occupying any luxury serviced suite or apartment owned, leased, or operated by Red River Hospitality and Ventures LLP (operating trade name "Beau Monde Serviced Suites", collectively referred to as "the Firm", "we", "our", or "the Property"), the primary reserving guest ("the Guest", "you") unconditionally accepts, acknowledges, and enters into a binding legal contract governed by these Terms & Conditions.
If you are making a reservation on behalf of corporate colleagues, family members, or traveling companions, you warrant that you possess explicit authority to bind all accompanying occupants to these provisions. Any violation of these terms by any registered or unregistered member of your party shall be deemed a breach by the primary guest.
2. Nature of Serviced Apartment Accommodation
Beau Monde Suites provides temporary, short-term, premium serviced residential accommodations for leisure, business, medical, and family transit purposes. The granting of access to our suites constitutes a revocable temporary license to occupy, and does not under any circumstances create a tenancy, leasehold interest, landlord-tenant relationship, or statutory protection under tenancy or rent control laws.
3. Mandatory Government ID & Police Compliance
In strict compliance with statutory directives issued by the Police Commissionerate of Guwahati, District Magistrate of Kamrup (Metropolitan), and Government of India security directives:
- Every resident guest aged 18 years and above must present an original, valid, government-issued photo identity document upon arrival prior to room key handover.
- Accepted Indian Documents: Valid Passport, Aadhaar Card, Indian Voter ID Card, or Indian Driving License. Please note that PAN Cards are not recognized as proof of residential address under statutory hospitality guidelines and will not be accepted.
- Foreign Nationals: All foreign passport holders, Overseas Citizens of India (OCI), and Non-Resident Indians must present their original Passport and valid Indian Visa or OCI card for online submission of Form C to the Foreigners Regional Registration Office (FRRO).
- Failure or refusal to present authentic identity credentials shall result in immediate cancellation of reservation with forfeiture of the initial night's tariff.
4. Check-In, Check-Out & Extension Protocols
- Standard Check-In Time: From 1:00 PM (13:00 IST) onwards on the scheduled arrival date.
- Standard Check-Out Time: Strictly by 11:00 AM (11:00 IST) on the scheduled departure date.
- Early Check-In: Arrivals prior to 10:00 AM require reserving the preceding night at standard rates. Early check-in between 10:00 AM and 1:00 PM is subject to suite availability and written confirmation from the concierge desk.
- Late Check-Out: Departures beyond 11:00 AM without prior approval severely disrupt scheduled deep-cleaning and sanitization routines for incoming guests. Unauthorized late check-outs up to 3:00 PM incur a half-day tariff fee; departures past 3:00 PM incur a full day's prevailing tariff.
- Stay Extensions: Requests for stay extensions must be submitted at least 24 hours in advance and are contingent upon suite inventory. Prevailing daily rack tariffs will apply.
5. Permissible Occupancy & Extra Bedding Policies
To preserve residential comfort and safety, strict occupancy limits are enforced across our portfolio:
- Studio Suites: Maximum 2 adults (1 Queen or King Bed). Infant up to 5 years stays complimentary without extra mattress.
- 2 BHK Residences: Maximum 4 adults + 1 additional guest with rollaway mattress at applicable extra-guest fee.
- 3 BHK Grand Suites: Maximum 6 adults + 2 additional guests with rollaway mattresses at applicable extra-guest fee.
- Boutique Solo Pods: Strictly single (1 adult) occupancy only.
Undisclosed or unregistered occupants residing overnight without formal concierge verification will incur an unauthorized occupancy penalty of ₹1,500 per person per night, or may result in immediate revocation of the booking.
6. Strict Zero-Tolerance Indoor Smoking Policy
Beau Monde Suites takes immense pride in delivering pristine, odor-free, allergy-safe air quality for all guests, particularly families with children and respiratory sensitivities.
- Smoking is permitted exclusively in designated private open-air balconies with balcony doors firmly closed to prevent smoke migration into interior upholstery.
- Any violation of indoor smoking will trigger sensitive optical smoke detectors and mandate a mandatory Deep Sanitization & Ozone Deodorization Fee of ₹5,000 to cover professional upholstery wash, curtain laundering, and specialized air purification.
- Consumption of illegal contraband or narcotics under the Narcotic Drugs and Psychotropic Substances (NDPS) Act is totally prohibited and warrants immediate police notification.
7. Quiet Hours, Noise Levels & Community Etiquette
Our properties are located in prestigious residential neighborhoods (Rukmini Nagar and Hatigaon). Respecting our surrounding community and fellow in-house guests is mandatory:
- Quiet Hours: Enforced nightly from 10:00 PM to 7:00 AM (22:00 to 07:00 IST). During this interval, televisions, audio systems, conversation volumes, and balcony activities must be kept to a minimum whisper level.
- No Loud Parties or Bachelorette Events: Partying, amplified musical equipment, external sound systems, and disorderly conduct are strictly prohibited.
- Guests who repeatedly generate excessive noise after a single concierge warning will be asked to vacate the premises immediately without entitlement to any refund.
8. Modular Kitchen & Household Appliance Protocol
Each serviced suite includes a fully equipped modular kitchen with induction cooktop, microwave, refrigerator, electric kettle, cookware, and porcelain tableware:
- Kitchens are provided for preparing light family meals, tea, coffee, baby foods, and re-heating food.
- Guests are respectfully requested to turn off cooktops, gas connections (where applicable), air conditioning units, and geysers whenever exiting the suite to conserve energy and eliminate fire hazards.
- Washing of basic cookware and used utensils after use is appreciated; comprehensive daily dishwashing service is included in the morning housekeeping schedule.
- Disposal of food remnants must be made via designated garbage bins. Pouring cooking grease or food solids down sink drains is strictly prohibited to prevent plumbing blockages.
9. External Visitors & Building Security Protocols
To guarantee absolute guest safety and prevent unauthorized access:
- Outside daytime visitors are permitted in suite living areas only between 9:00 AM and 8:00 PM, and must submit valid photo ID at the building security desk.
- No non-resident visitor is permitted to remain inside the suite past 8:00 PM unless formally registered as an overnight guest with applicable tariff settlement and statutory police log registration.
- Commercial activities, unauthorized photo shoots for third-party advertising, and unlicensed business meetings without prior firm consent are barred.
10. Damages, Stains, Breakages & Inventory Loss
Prior to guest arrival, each suite undergoes exhaustive inspection with a documented photographic inventory:
- Guests are required to report any pre-existing defect or appliance malfunction within 2 hours of check-in to the resident concierge desk.
- The primary guest assumes comprehensive financial liability for any damage to furniture, smart TVs, soundbars, induction cooktops, glass shower enclosures, luxury linen tear, or permanent textile staining caused by negligence, spills, or misconduct.
- Damages or missing inventory items will be assessed at fair replacement market value plus installation charges, and debited directly from the security deposit or invoiced for immediate payment.
11. Right of Admission & Immediate Stay Termination
The Firm reserves the absolute right to refuse admission, cancel access, or immediately terminate the stay of any individual or group without refund if:
- The guest engages in verbal abuse, harassment, or intimidation of our resident staff, housekeeping personnel, or neighbors.
- The guest engages in illegal gambling, commercial prostitution, or illicit substances on property.
- The suite is used for illegal trade, public nuisance, or unauthorized sub-letting to third parties.
12. Limitation of Liability, Force Majeure & Governing Law
To the fullest extent permissible under Indian jurisprudence:
- The Firm shall not be held liable for loss, theft, or damage to personal valuables, jewelry, currency, or electronic equipment left unattended in guest suites. Guests are strongly advised to utilize in-room digital safes or retain personal custody of valuable items.
- Force Majeure: The Firm assumes no financial liability for failure to provide accommodation or utilities arising from acts of God, earthquakes, severe floods, political bandhs/strikes, infrastructure grid outages, or governmental travel restrictions.
- Jurisdiction & Dispute Resolution: Any dispute, controversy, or claim arising out of these terms shall be subject to the exclusive jurisdiction of the competent civil courts situated in Guwahati, Kamrup (Metropolitan), Assam, India.
